    7gen is serving as the project planner for this 7,000-acre master-planned community located in Liberty County, Texas. The land parcels create a natural break to create two typologies of master-planned communities. The northern 2,500-acres is designed to be a rural style community with larger lots from ½ to over 2 acres. The southern 4,500-acres is designed to be a mixed-use residential master-planned community. The natural features of the southern parcel allows for a large central greenway that spurs into the neighborhoods.     7gen provided planning and entitlement services for Section 11 (15-acre parcel) of this 200-acre Beazer Homes master-planned community located in Cypress, Texas.   • Cunningham Tract

    7gen Planning is serving as the project planner for a portion of this 160-acre project located in Harris County.  This tract is located across from a newly constructed high school complex and is a mixture of commercial, mixed-use, and residential developments. With almost 70-acres of detention, drainage, and utility easements, opportunities to properly connect while providing buffers for single-family homes, became an important driver in the layout of uses.
